How to Find a Good Local Plasterer in Chelmsford

Typing "plasterers near me" into your phone gets you a list, but not much help telling a good tradesperson from a poor one. Plastering is one of those jobs where the difference shows for years, in every bit of light that rakes across a wall. Here is how to sort the list sensibly, with the local detail that matters in and around Chelmsford.

Start by working out what job you actually have

Plasterers quote very differently depending on the type of work, so it helps to know roughly what you need before you ring anyone. A skim over sound existing plaster is the quickest and cheapest job. Reboarding a ceiling, hacking off blown plaster back to brick, or rendering an outside wall are all bigger jobs with different materials and drying times.

Older Chelmsford housing gives you a clue. Victorian and Edwardian terraces around Moulsham and the town centre often have lime plaster on lath, which should not simply be covered with modern gypsum. Post war estates in Springfield, Great Baddow and Chelmer Village mostly have plasterboard and gypsum, which is straightforward to skim or patch. If you can tell a plasterer which you have, their quote will be far more accurate.

  • Skim only: walls and ceilings are solid, just tired or textured
  • Overboard or reboard: cracked, sagging or artexed ceilings
  • Hack off and replaster: plaster sounds hollow when tapped, or is damp and crumbly
  • External render: cracked, blown or stained render on the outside of the house

What to ask before you accept a quote

A short conversation tells you a great deal. Ask how long they have been plastering, whether they do this type of work regularly, and whether they can show you recent jobs nearby. Most reliable plasterers in Essex have photos on their phone and are happy to give you an address or two you can look at from the street.

Ask what is included. A proper quote should say whether it covers PVA or bonding coats, removing and refitting radiators or sockets, protecting floors, and taking away rubble. Rubbish removal alone can be a surprise cost if it is not mentioned, because a skip in Chelmsford typically runs to well over one hundred pounds for a few days.

Finally, ask about drying times and when you can decorate. Fresh gypsum skim usually needs a week or so before painting, and new render or a full replaster can need several weeks. A plasterer who tells you to paint the next day is either rushing or does not care what happens to your finish.

  • Is the quote fixed, or a day rate plus materials?
  • Who protects carpets and furniture, and who cleans up?
  • Will they use a mist coat before you paint, or leave that to you?
  • Are they insured for public liability?

What plastering costs around Chelmsford

Prices vary with access, ceiling height, how much preparation is needed and whether the plasterer is working alone or with a labourer. As a rough guide, skimming a single average bedroom in the Chelmsford area usually falls somewhere between three hundred and five hundred pounds. A ceiling on its own is often a little less, and a full room including hacking off and replastering can be over a thousand.

Day rates for an experienced plasterer in Essex are commonly in the region of two hundred to three hundred pounds, plus materials. If a quote comes in far below that, ask yourself how they are managing it. Very cheap work is often rushed, thinly applied, or done over poor preparation, and the cracks and hollow patches appear a few months later when you have already paid.

None of these figures are guarantees. They are simply what most homeowners locally end up paying, and a plasterer who has actually looked at your walls will be able to tell you where your job sits.

Warning signs worth taking seriously

Be wary of anyone who quotes over the phone without seeing the job, particularly for older properties or damp walls. Damp needs its cause fixing first, and a plasterer who simply skims over a stained patch is selling you a problem that will come back within a year.

Large cash deposits before any work starts are another red flag. Materials for a domestic plastering job are not expensive, so there is rarely a reason to hand over hundreds of pounds up front. Paying on completion, or in stages for a bigger job, is normal and reasonable.

Check the finish of a job they have done recently if you can. Look along the wall towards a window: a good skim is flat and even, with no ridges, trowel marks or ripples near the corners. A plasterer who is proud of their work will not mind you looking closely.

Common questions, straight answers.

How far in advance do I need to book a plasterer in Chelmsford?

Good local plasterers are often booked a few weeks ahead, especially in spring and autumn when people decorate. Small patching jobs can sometimes be fitted in sooner, so it is worth asking.

Can I plaster over artex?

Usually yes, once it has been checked for asbestos if it dates from before the year 2000, and sealed properly. Heavily textured ceilings are often better overboarded and skimmed than skimmed directly.

Should I strip wallpaper before the plasterer arrives?

Yes, removing paper and any loose material yourself will save labour time and can bring the price down. Leave the sanding and preparation of the plaster surface itself to the plasterer.
